The disposition is Martin County’s largest industrial land transaction since 2023
Indiantown, FL – Global real estate advisor Avison Young has brokered the sale of a ±606-acre industrial development site located at SW Warfield Boulevard/ I-710 in Indiantown, Florida for $17.5M to Silver Fox 606 LLC. The sale represents the largest industrial land transaction in Martin County since 2023.
Avison Young Principals Michael T. Fay, who is also the Chairman of Avison Young’s U.S. Capital Markets Group Executive Committee; John K. Crotty; David Duckworth; Brian C. de la Fé; Vice President Trevor Roberts and Associate Philip Shapiro represented the seller, Tampa Farm Services.
“Conditions for industrial development in Martin County and the greater South Florida market remain strong and this transaction attests to developer demand for new buildable sites to capitalize on the region’s continued growth,” said Roberts. “Despite the large scale of the site, we were able to achieve excellent per-acre pricing due to the property’s significant power capabilities, rail connectivity, SR-710 frontage and low transit times to the Orlando and Palm Beach markets.”
Indiantown’s central location, coupled with its low costs in land and power, a robust and diverse labor pool and uniquely powerful civic cooperation offers an ideal setting for industrial developers. State-of-the-art fiber optic communications networks, highway, rail, waterway and air routes lead through Indiantown, fueling top-tier connectivity.
“With industrial vacancy leveling out in the past two years, annual rent growth averaging in excess of 3% and developable sites in major markets growing increasingly scarce, demand for large industrial development sites continue persist across the state,” said Fay. “We’re pleased to achieve another successful outcome for our long-term client, Tampa Farm Services.”
