The tariff-friendly property is located within a Foreign Trade Zone, offering operational efficiency and financial benefits for occupiers

Mount Olive, NJ – Global commercial real estate advisor Avison Young has been exclusively retained by Commercial Realty Group (CRG) to bring to market for lease an industrial property at 350 Clark Drive in Mount Olive, NJ. The 124,446-square-foot (sf) space features 24-foot clear ceilings, 15 loading docks with levelers, a drive-in door, 11,300-sf of freezer and 3,200-sf of cool dock space, 6,176-sf of office and full in-place racking, along with Foreign Trade Zone (FTZ) status. FTZ status, allows companies to defer payment of tariffs on imported goods until they leave the warehouse.

The Avison Young team listing the property includes Principals Matthew Turse and Timothy Cadigan, and Judy Troiano, Vice President.

“With rising tariffs, global supply chain uncertainty, reshoring, and the demand for greater control over international trade operations, the benefit of the property’s position within a FTZ would be a solution for businesses dealing with tariffs,” said Cadigan. “Chief among its benefits to tenants, FTZ’s allow companies to defer tariffs on imported goods substantially cutting operational costs, especially when margins are tight.”

The location, within the prestigious International Trade Center in Mount Olive, offers companies direct access to I-80, Route 46, Route 206 and nearby hotels, restaurants and retail. The complex also offers unique amenities on-site typically found only in high-end office properties such as a fitness center with showers and lockers, jogging paths, a lunchroom with outdoor seating, and a conference facility.

“Aside from the employee-friendly amenity program at the property, 350 Clark offers a cost competitive, ready to go opportunity and is especially useful for companies seeking freezer/cooler space and/or those dealing with tariffs,” said Andrew Billing, General Manager of CRG.
