Large production / distribution unit on Mangham Road, Rotherham brought to the market by Avison Young

Acting on behalf of AEW, Avison Young has commenced marketing of an 82,000 sq ft production / distribution unit, which is prominently situated on Mangham Road, on the popular Barbot Hall Industrial Estate in Rotherham.
The unit has been occupied by Hydro Components for some time, but they are due to vacate later this year.
Rob Oliver, principal at Avison Young’s Leeds office, commented: “The property has been used as a manufacturing site for a number of years, and continues to suit that use. With dock level loading at the front, an existing yard at the back too, and potential for 360-degree circulation, it would also suit the distribution, delivery and last mile sectors too.
“As expected, most of the interest shown in the unit to date has been existing occupiers in the Sheffield and Rotherham areas looking to expand or consolidate existing operations. With the unit reverting back to the landlord, we are now able to offer the property cleanly on the basis of a new lease.”
He added: “Whilst there is clear demand for new build space in the area, there is also demand in the market from a range of distribution and production occupiers for good quality second-hand premises, which provide fully fitted out and reasonable quality accommodation, but at a lower rental level than new and with lower initial fit out costs. For these occupiers, options are very limited and have been for some time.”
