Avison Young negotiates creative office leases at G-Son Studios Building in Atwater Village submarket of Los Angeles4 Nov 2020
Los Angeles – Avison Young, the world’s fastest-growing commercial real estate services firm, announced today it has fully leased all of the creative office space available within the G-Son Studios Building to two tenants. The property is located at 3218 Glendale Boulevard in the Atwater Village submarket of Los Angeles.
Avison Young Principal Andrew Berk and Chase Gordon, who are both based in the company’s North Los Angeles office, represented the landlord, Atwater Corner, LLC, who recently acquired the property.
The two new tenants will occupy the entire second floor and include a digital content and events firm, and a music production company. Move-in of both companies is anticipated to occur by year-end. The music production group was represented by John Podhor with Compass and David Schneider with Analog Real Estate.
Constructed in 1927 with a full renovation currently underway, the G-Son Studios Building gained notoriety in the 1990s as the home to the eponymous recording studio where the Beastie Boys recorded Check Your Head and Ill Communication, among others. To this day, a mural of the late Adam ‘MCA’ Yauch adorns the eastern wall of the property.
“The new ownership has done a tremendous job renovating the property to meet the expectations of today’s creative tenants while continuing to preserve its cultural significance. I believe it was this approach that appealed to the new tenants, who appreciate the building’s artistic spirit and vibe as well as historic relevance of the Beastie Boys’ legacy,” said Gordon.
The office space within the property totals 3,382 square feet and provide flexibility and privacy. A number of amenities are within walking distance from the property including an eclectic array of retail and restaurants, as well as the Atwater Village Farmer’s Market which sets up every Sunday directly behind the building. The Atwater Village neighborhood is a short drive to downtown Los Angeles, Burbank and Hollywood.
