Avison Young brings high-rise residential development opportunity in Leeds city centre to market

Global commercial real estate advisor Avison Young is bringing an exciting, large-scale high-rise development opportunity in Leeds city centre to market, seeking a joint venture partner with the expertise to deliver the residential project.

The freehold site on Belgrave Street, Leeds, which extends to c.0.18 hectares (0.44 acres), is in the heart of the city centre, close to the Merrion Shopping Centre and other leisure amenities, including The Grand Theatre and Opera House and The Light.

Avison Young have been appointed to seek a joint venture partner to work alongside Wharfedale Property in the design, planning and delivery of the scheme. Wharfedale Property is an established commercial property owner in Yorkshire, with a portfolio of various asset classes across offices, retail and industrial.

The project team are now welcoming proposals that offer the scheme as build-to-rent (BTR), co-living or purpose-built student accommodation (PBSA). The immediate area comprises several student accommodation blocks, with Leeds Beckett University 0.3 miles away, and the University of Leeds 0.9 miles away.

The area surrounding the property presents a prime opportunity for mixed-use development, backed by increasing rental demand in the market, with the area having a higher proportion of private renters (50%), compared to the rest of Yorkshire and the Humber (19%).

The deadline for proposals is Tuesday 30th September, with selected parties set to move through a process with an exclusivity period starting in November to allow for the finalisation of commercial terms.
