Avison Young negotiates new, 19,350-sf office lease on behalf of Larkin Street Youth Services in downtown San Francisco

Avison Young Principal Mark McGranahan and Transaction Manager Melinda Ta represented the tenant. The landlord, CW Capital Asset Management LLC, was represented by Kidder Mathews.
The 11-story, Class A office building features on-site parking, 24/7 on-site security, bike storage, open patios, and the Civic Center BART station is in front of the property.
“Our Avison Young team evaluated then tenant’s current space utilization and identified locations that could improve employee commute patterns. We then developed three solutions and negotiated to achieve the best possible lease terms,” said McGranahan.
He added, “Larkin, like other employers in San Francisco, is competing for talent and relocating to new space that will help them recruit and retain the best talent. This new location is also a few blocks from their operational site and is next to a BART/Muni station which was important to them.”
Larkin Street Youth Services will relocate from 711 Van Ness to 1155 Market Street, just a short drive away. The move reflects the organization’s goal of being closer to public transit for its employees, while also upgrading to a higher-quality space with improved building features and achieving greater cost efficiency.
