Avison Young tapped to market a medical campus in Long Beach, California August 25, 2025

Long Beach, Calif. – Global real estate advisory firm, Avison Young, has been exclusively retained to market an 8.76-acre medical campus in Long Beach, Calif. The offering includes three properties:

  • Community Hospital of Long Beach (CHLB), a 238,744-square-foot (sf) property located at 1720 Termino Avenue
  • A 43,660-sf medical office building located at 1760 Termino Avenue
  • A 2,600-sf urgent care facility at 4111 E Wilton

The properties are being offered on an unpriced basis.

The assignment is led by Damian McKinney, Principal and Managing Director of Avison Young on behalf of the seller, Pacific6. McKinney has a long-standing relationship with Pacific6, whose principals have been active investors in the Long Beach market for decades.

Strategically positioned in Long Beach’s vibrant East Side, the campus offers excellent connectivity via Interstates 405, 710 and 605 as well as public transit. It is two miles from California State University Long Beach, three miles from the Long Beach Airport, is in the heart of “Space Beach,” and it is in proximate to a diverse mix of retail, dining, healthcare facilities and offices, and residential neighborhoods – including high-end housing.

“Long Beach is investing over $1 billion in added infrastructure improvements across the city. The right buyer will have the opportunity to reimagine these assets – either through redevelopment or by continuing their vital medical use,” said McKinney.

Founded in 1924 and long regarded as ‘the people’s hospital,’ Community Hospital of Long Beach carries a legacy of service. Today, the property offers a unique opportunity to be reimagined as a modern wellness campus. Envisioned uses include recuperative care, temporary housing, and complementary services such as behavioral health and recovery. With its adaptable layout and prime location, the site presents a model for forward-thinking facilities focused on care coordination, prevention, and community well-being.

The adjacent medical office building located at 1760 Termino is currently 87% occupied by a range of healthcare providers, including immediate in-place income and stability for investors.
