Avison Young negotiates new 47,150-sf corporate headquarters lease on behalf of DBR Engineering Consultants, Inc. in Houston

Houston, TX – Global real estate advisory firm, Avison Young, announced today it has negotiated a long-term, 47,150-square-foot (sf) corporate headquarters office lease on behalf of its client, DBR Engineering Consultants, Inc. The space is located at 200 Westlake Park Boulevard, commonly known as Four Westlake, which is a 20-story, Class A office tower in Houston’s Energy Corridor submarket. DBR will be occupying the entire second floor with move-in of its approximately 100 employees anticipated for May 2026, after conducting extensive tenant improvements.

Avison Young Principals Anthony Squillante and Dustin Devine, who are out of the firm’s Houston office, represented the tenant. The landlord was represented by Tyler Garrett & Matt Pruitt of JLL.

Founded in 1972, DBR has evolved into a premier MEP engineering firm in Texas, providing mechanical, electrical, and plumbing engineering services, as well as building commissioning, integrated technology, and security system consulting.

“Our client’s corporate office has been located at 9990 Richmond Avenue for nearly three decades; however, a move to 200 Westlake Park Boulevard was compelling for DBR because it minimally impacted employee commutes, but substantially upgraded the quality of the firm’s corporate headquarters,” said Squillante.

He noted that DBR is occupying 30,603 sf at 9990 is also expanding in its new space by adding 16,547 sf, a 54% increase for its new space.

Located in the coveted Energy Corridor, Four Westlake – which is comparable to a downtown Houston trophy tower – recently underwent $15 million in ground floor renovations including the building lobby, fitness center, conference center, dining facility and the addition of a coffee bar.

“DBR will be the first tenant to occupy space in this building post-renovation as it was completely vacant and is now in the midst of a lease-up process,” added Devine. “As a result of these extensive renovations, it is like DBR is relocating to a brand-new building. This move is yet another example of the flight-to-quality trends that have been driving the Houston office market for the last several years.”
