The London Borough of Newham has instructed Avison Young to bring Debden House and Debden Campsite to market, with the properties available separately or together.

Debden House is offered freehold and represents a unique investment or development opportunity. Encompassing a Grade II listed residential conference centre, with associated outbuildings and gardens, the site spans approximately 3.24 acres. Currently approved for continued institutional use, Debden House presents the potential for residential or alternative development, subject to planning.

Presented to the market for the first time in 75 years, the adjacent Debden Campsite is also available. Extending to 45 acres, the site comprises seven individual fields with a total of 275 pitches. The site includes 36 electric hook-ups, a reception/shop, and well-maintained amenity buildings with toilets, showers, a laundrette, and utility areas. A Lawful Development Certificate, granted in 2022, confirms the land’s lawful use for caravans, motor caravans and tents, offering scope for further leisure-led investment or enhancement.

Located on the fringes of Epping Forest - the largest open space in Greater London and Essex, stretching across 6,000 acres - the sites are surrounded by ancient woodland and natural beauty. Epping Forest welcomed over 10 million visits in 2023.

The properties are located just 1.5 miles from Debden Underground Station (Central Line) with direct links to Stratford, the City and West End in under 45 minutes, as well as onwards connections via the Elizabeth Line to Heathrow Airport, Canary Wharf and Reading.

For caravanners, road links to the campsite are also exceptional with the M11 and M25 in close proximity and London Stansted Airport accessible in 30 minutes. Loughton town centre provides a full range of local amenities including shops, cafés and restaurants.

Anna Vallance, Associate, Land and Development at Avison Young, commented: “Debden House offers buyers the opportunity to bring forward their own vision at a site rich in historical character in a well-connected part of Essex. With potential for residential redevelopment and planning precedent for change of use, it’s a rare chance to secure a freehold in this part of the market.”

Philip Gibson, Associate Director, Leisure at Avison Young, commented: “Debden Campsite is a unique proposition and opportunity to acquire a renowned campsite in an outstanding location. It benefits from the natural draw of Epping Forest and has ample potential for enhancement.”
