Avison Young brokers sale of Mount Pleasant, SC office building for $4.5M to award-winning engineering and design firm

SeamonWhiteside will continue to occupy nearly two thirds of the 30,000-square-foot Class A building within the Long Point Center office campus

Charleston, SC – Avison Young, a global real estate advisory firm, has arranged the sale of a 30,000-square-foot (sf) Class A office building located at 501 Wando Park Blvd in Mount Pleasant, South Carolina for $4.5 million. The buyer, a group of shareholders representing local engineering and design firm SeamonWhiteside, will continue to occupy nearly 20,000 sf of the building for the firm’s headquarters.

Avison Young Principal and Charleston Managing Director Chris Fraser and Senior Vice President Leslie Fellabom represented the seller, Long Point Center LLC in the transaction. Jeff Baxter, Jim Haley and Anne Lawless of Cityvolve Commercial Realty represented the buyer.

“SeamonWhiteside’s purchase of 501 Wando Park Blvd represents the influx of tenants acquiring their office buildings to avoid a lengthy and expensive design and development process amidst today’s challenging financing and construction environment,” said Fraser. “The firm’s long history as part of the design team for Long Point Center and as anchor tenant for over 25 years made it a natural choice to purchase this building.”

501 Wando Park Blvd is one of the two multi-tenant office buildings within the Long Point Center campus, which is strategically located at Mount Pleasant’s gateway entrance from Daniel Island. The naturally scenic site is situated among canopies of grand trees with innovative green spaces specifically designed by SeamonWhiteside to create an inviting work experience for employees and a welcoming environment for guests.

The other building within Long Point Center, located at 503 Wando Park Blvd, is available for lease exclusively through Avison Young. In the last eight years, the complex has undergone numerous site and building renovations including landscape and interior courtyard improvements, new signage, upgraded interior lobbies, restrooms, elevator cabs and solar panels installation.

Charleston’s office market continues to display green shoots across the board according to Avison Young’s Q1 Charleston office market report. Asking rents continue to rise, averaging $33.69 FS as of Q1, direct availability is declining since the peak in 2021 to 11.3%, which is significantly below the national average of 20% and absorption has recorded positive for the past three quarters.
