Commercial news from Israel - 9th September 2024
September 9, 2024This week, Gideon, a long-time and experienced real estate developer without a successor, contacted us and asked if we could connect him with a technology giant that would rent basements from him in an office building he is about to build in the center of the country for the needs of server farms. I smiled to myself and explained to him that the market has long been gone and that the new server farms are adopting advanced construction And green, independent buildings, far from population centers, a minimum lot size of about 7 dunams and not like in the past - basement floors that were converted / built as server farms. The area is undergoing a revolution, there is no other word to describe it.
What we knew three years ago is not similar to what is today and what is today is not similar to what will be in the future. 10 MW is distant history. Multinational companies are asking for farms of 200 and 300 megawatts. The bottleneck is the energy, the power, the electricity, the solution - build the server farms in the power plants themselves or, in the future, use nuclear energy.
I suggested to him that at most he would leave an area for a local server farm, for the needs of the building or for the needs of the park where the building is located, and plan the rest of the area as amenities or parking for the building.
