Popular South Street Seaport continues to see growth and vitality

New York, NY Avison Young has been exclusively retained to bring to market the property at 279 Water Street on behalf of Little Red House, a boutique property developer. The vacant, 5,653-square-foot (sf) property is a mixed-use building and former home to the historic Bridge Café restaurant and bar. The property is being marketed as a luxury mixed-use, multifamily residential redevelopment opportunity.

Little Red House is being represented by Noah Kossoff, Associate Director; Ed Nelson, Senior Associate; and Kyle Sabath, Associate, all based in Avison Young’s New York City office.

“This is an exciting user opportunity to invest in a piece of NYC’s history,” said Kossoff. “Across the city, significant vacant retail properties are being bought by users, a trend that has been prevalent all year – and the vacant corner retail space is primed to capitalize on the popularity of the South Street Seaport’s continued growth.”

The property features 88 feet of frontage on the southwest corner of Water and Dover Streets and is comprised of two vacant interconnected buildings on a 1,641-sf lot situated in a C6-2A zoning district. The corner features a three-story mixed-use structure with an entrance to ground floor restaurant space, and next door is a five-story building that features a separate entrance to the upper floors.
