Las Vegas, NV – Avison Young announced today it has brokered the acquisition of a 10,640-square-foot single-tenant retail property fully occupied by Dollar General located at 308 Austin Road in Glen Rose, TX.

Avison Young Richard Orosel, a Vice President out of the firm’s Las Vegas office, represented the buyer, a Nevada-based private investor and repeat client who paid all cash. The seller, a Texas-based private investor was represented by Edward Benton of Secure Net Lease.

With construction completed and grand opening in 2022, the property is situated on 1.15 acres of land and is absolute triple net leased to Dollar General, a successful discount retailer with more than 16,000 stores nationwide.

“My client appreciated the newly constructed property with a long-term lease and a national name brand tenant,” said Orosel. “Texas has been a hotbed for investor interest as the state is at the top of job and population growth.”

The property is located within a densely populated area and is near a number of other national retailers. It is also just ten miles from Dinosaur Valley State Park.
