Avison Young completes 33,000-sf industrial building sale in Chicago market8 Mar 2021
3PL Badger Fulfilment buys north suburban building for more than $1.2 million
Rosemont, IL – Avison Young announced today that it has completed the sale of a north suburban industrial building in Harvard, Illinois. The 33,000-sf building sits on 3.84 acres located at 455 Comanche Circle, Harvard, IL.
Avison Young Principal John Hauser, an industrial leasing and sales specialist based in the firm’s Rosemont office, represented the seller, Comanche Circle LLC.
The property was purchased by Badger Fulfillment with plans for immediate occupancy. Badger Fulfillment, a 3PL company, and sister company, Pedigree Ovens, a pet treat manufacturer, have both seen business expand with increased pet ownership becoming a happy by-product of the COVID pandemic.
“Because of the pandemic, we have seen a great increase in people wanting pets and needing pet supplies,” comments Kurt Stricker, owner of both Badger Fulfillment and Pedigree Ovens. “This property fit right into our needs for a clean building, close to our existing operations and with room to expand.”
In 2018, Pedigree Ovens moved into a newly finished, 215,000-sf industrial facility located at 2 Dogs Way, also in Harvard. Badger Fulfillment occupies 50,000 sf in an adjacent property, and with roughly half of Badger Fulfillment’s business coming from products distributed for Pedigree Ovens, proximity to their existing operations was paramount.
“With new product arriving, the buyer needed a facility close to his existing business and he needed it extremely quickly,” comments Hauser. “We were responsive to the buyer’s need to close within a very tight timeframe and the property met his physical requirements.”
