Avison Young was engaged by the LSO to review the current condition of the St. Luke’s building services infra-structure along with the maintenance records, condition reports and audit surveys so to formulate a 10 year Life Cycle Replacements Programme.

This project list was then grouped together into delivery packages according to priority and common logistics.

Seven Tasks were subsequently collected as ‘Project#1’ which included the replacement of the Ground Source Heat Pump (GSHP) This original GSHP is used to supply the full cooling load and 80% of the heating load for the building including the Primary Jerwood Hall performance space.

This was the 2nd GSHP commercially installed in the UK as part of the original refurbishment in 2002.

The #1 Package was supplied to Max Fordham who produced an ‘M&E Employers Requirement’ document to enable the works to be tendered on a single stage D&B arrangement.

Following a fully the tendering process the project was awarded to JCA and work commenced on site October 2019.

Further packages of work are to be procured and scheduled in the future as funding and the facility booking schedules allows.
