Iconic building offers more than 1 MSF of class-A office space within Stone Street historic district

New York, NY – Avison Young has been named the exclusive leasing agent for 85 Broad Street, a 1.1 million-square-foot, 30-story, class-A office building in New York’s Lower Manhattan. The building is owned by Ivanhoe Cambridge and a vital part of the Stone Street Historic District with its restaurants, taverns, and retail offerings.

Representing Ivanhoé Cambridge was the New York-based Avison Young team led by Keith Caggiano, Principal, with Todd Korren, Principal, Patrick Steffens, Director, and Rachel Rosenfeld, Associate, as well as Harry Klaff, Principal & Global President of Clients. The team will work in concert with the building’s asset and property manager Hines, which will continue to handle day-to-day operations.

The building offers 40,000-square-foot (sf), column-free floorplates, making it ideal for a variety of space programs. There is approximately 200,000-sf available, including a four-floor penthouse block with the ability to create a private entrance and opportunity for dedicated signage. Avison Young will collaborate with the building owners and Hines to spearhead planned innovative upgrades and renovations and introduce a new, all inclusive amenities program that will reflect and incorporate the building’s long history as a business and social hub in Downtown Manhattan.
